Buyer's Agent

Why should I consider retaining Buena Vista Realty as my Buyer’s Agent?

A Buyer’s Agent can assist you with planning, locating and evaluating property, negotiating price and terms, financing, inspections and more, and you will receive undivided loyalty and the protection of your interests.

Whether you are a first time buyer, an old pro looking for real estate for sale by owner, relocation buyer or you're out to just buy the best way possible, you owe it to yourself to see how a true Buyer’s Agent can be your best answer to the complexities of real estate transactions. We look forward to being of service to you - exclusively!

With so many tools and agents available, why would you want a buyer's agent?

There are a number of advantages:

  • In competitive real estate markets, you may need an agent to give you a heads up on property as soon as it comes on the market. A Seller's Agent will naturally have a bias toward selling properties listed with their agency.
  • If you are relocating to a new area or live in a large metro, a Buyer's Agent will help you understand what a house is really worth, give you the inside scoop on schools and point out other factors that could affect property values - even negatively. Because his or her agency interests are to protect you and not to sell the property at the highest price possible to fulfill his or her duty as a Seller’s Agent, the Buyer’s Agent has a different perspective on the process of purchasing - a perspective of advancing your interests.
  • In any market, a Buyer's Agent can act as a buffer during the negotiating process and make sure you have covered all of your bases before closing.

Who pays for all of this?

The short answer: the Seller's Agent.

The commission paid for selling real estate is fixed when the Seller signs a listing agreement with the Seller's Agent. This amount is usually a percentage of the property sale (depending on the type of property), and is paid at closing by the seller. If a Buyer's Agent brings you to the table, the Seller's Agent usually splits the fixed commission with the Buyer's Agent.
